• If Cancellation is made 7 days or more prior to its Booking Period = 50% refund + $25 fee for the cancellation / Business Opportunity Cost
• If Cancellation is made 1-6 days prior to its Booking Period = NO REFUND
• “Holiday Bookings” = NO REFUND
• “Special Event Bookings” = NO REFUND
• If you desire to cancel but still want to come at a later date we can move the reservation to a later date and/or place in a camp credit, so please keep that in mind.
“Refunds will be evaluated on a case-by-case basis or depending on the Refund Policy. However, it is essential to communicate with the park manager in advance to ensure the proper procedures are followed.”
“Rebookings or Transfers of booking dates are subject to approval and may incur a $25 booking cancellation fee but we try and work it out the best to make it work for you. These requests will only be accommodated if communicated at least 7 days prior to the original booking date.”

All prices, rates and recognized events are subject to change. Discounts may not be combined.
Weekly and monthly visitations coinciding with a special event will be pro-rated at the respective event rate.
Check-out time is 11:00 AM.
Check-in time is 12:00 pm (noon)
For late check-ins guests are given via text/email/phone conversation gate code for entrance.
Check outs after 11:00 AM will be billed $25.00 fee for every hour until 3:00 pm. If you would like a late check out (if available) please inform the front desk to have it confirmed. Any late check-outs beyond 3:00 pm will be assessed at the current nightly rate with no discounts
Passport America and Escapees must make reservations by phone to receive discount.
IF SAME DAY Reservations are made by you online, then they must be done that day by 4:30p.m.
Reservations made the same day as arrival require payment in full at time of booking and are non-refundable.
No refunds for special events i.e. Mardi Gras, French Quarter Festival, Halloween, New Years
Guests may incur a $25.00 administrative fee for changing reservation dates.
By providing a credit card number, you are authorizing Three Oaks and a Pine the right to bill your credit card for any unpaid balance, costs accrued & damaged property not paid at the time of departure.
